Land Surveying

Survey Operations has had 32 years of undertaking and producing measured land surveys for our clients, which range from small development schemes of just a few acres to large-scale redevelopment projects covering hundreds of hectares.

Land Surveying Technology

Using state-of-the-art equipment with reflectorless and robotic Total-Stations and combining GNSS technology to further data collecting efficiency, together with specialist software, allows the preparation of 2D and 3D digital information. In addition, Survey Operations also adopt Laser Scanning equipment aided by UAV/Drone technology to access difficult and dangerous locations.

Topographical Surveys

Survey Operations have been a major provider of topographical surveys for many of the UK’s major urban regeneration projects in our 32-year history.

From day 1 of the ‘Salford Quays’ / ‘Media City’ project, we prepared the control and original topographical mapping to develop the former ‘Manchester Docks’. Initially installing site control through to the as-constructed/supervision of the Malls in ‘Manchester’s Trafford Centre’.

Volume Surveys

Survey Operations can provide volume quantities from our digitally measured survey data, from a small mound of material to vast quarry excavations.

Having years of experience working with major quarrying and landfill clients, we pride ourselves on providing a professional service in this industry sector.

GNSS Surveys

Survey Operations were an ‘early adopter’ of GNSS technology, investing in the equipment in 1992.

Today, we use GPS equipment on a day-to-day basis to complement our surveying team’s performance.

Lease Plan & Registry Plans

Survey Operations have regularly provided lease plans and property boundary plans to our clients since 1986. Since the Land Registration Act came into use in 2002, we also provide property title plans.

Land Surveying FAQs

A land survey is a detailed examination and measurement of a specific area of land to determine its boundaries, features, and topography. This information is essential for property ownership, development planning, and legal documentation.

A topographical survey maps the natural and man-made features of a land area, including elevations, contours, trees, buildings, and roads. It provides a comprehensive representation of the site’s physical characteristics, aiding in design and planning processes.

“Topo survey” is a shorthand term for a topographical survey, which details the terrain and features of a land area.

Precise levelling is a surveying technique used to determine the exact elevation of points on the Earth’s surface. It involves high-accuracy measurements to establish benchmarks for construction, engineering, and mapping projects.

Land surveying employs various tools and technologies, including total stations, GPS equipment, 3D laser scanners, and UAVs (drones). These instruments collect accurate data on land features and boundaries.

Land surveys are often required at the earliest stages of planning, design, construction and development work. Depending on the site, project scope and level of detail required, land survey data may be supported by additional survey services to provide a clearer understanding of ground levels, boundaries, access, existing features and wider site conditions.

For projects that require detailed site levels, features and existing ground conditions, our topographical surveys can provide accurate information to support design, planning and construction. Where stockpiles, excavations, earthworks or material quantities need to be calculated, our volume surveys can help provide reliable measurement data.

For projects that require accurate positioning, mapping or survey control, our GNSS surveys can support high-accuracy data capture across a wide range of sites. Where lease plans, property boundaries or land registry requirements are involved, our Land Registry compliant lease plans can provide the information needed for legal, property and development purposes.

Land survey projects may also be supported by our utility surveys, particularly where underground services could affect design, excavation or construction work.
